The Woodlands of Livonia Advantages -a Planned Community

SCHOOLS Your home is in the Elk River School District, which boasts all new facilities, as well as some of the highest ratings in scholastic standings in the state. There are numerous other clinics, doctors, dentists, and chiropractors in the area, as well. UTILITIES & COMMUNICATIONS All of the underground services and electricity are provided by Connexus Energy, which does pay dividends for members' usage. TRANSPORTATION The Woodlands is located off the upgraded Sherburne County Road 4, which has wide shoulders for bike lanes on both sides. Two miles west is four-lane U.S. Highway 169, which is the main north/south road between the Metropolitan area and Mille Lacs. Minnesota Highway 101 is a four lane freeway type road system, located off Interstate-94 from Rogers to Elk River. Also serving the area is U.S. Highway 1 0, which is a four lane highway between the Twin Cities and St. Cloud. A few miles north of the Woodlands is Minnesota Highway 95, which runs across the state and provides easy access to Interstate-35 to Duluth and the North Shores. As you can tell, the Woodlands is situated in an excellent and accessible area. SHOPPING Several miles south in Elk River is a new major shopping center housing Target, Radio Shack, Payless Shoes, Braun's Women's Fashions, Cub Foods, and many more stores. Colburn's Food Market and Menards are also nearby for all those daily necessities! There are local stores in Zimmerman and Princeton that give you hometown, friendly service and fresh country products. Banking is done at one of more than six long-standing, locally-owned banks. Two main banks, complete with full financial services, are only three minutes away from the Woodlands. RECREATION & ENTERTAINMENT The Woodlands borders the 31,000 acre Sherburne National Wildlife Refuge, which has a hardwood forest and tall prairie grass where compatible recreation is encouraged ... hiking, fishing, mountain biking and hunting are some of the preferred activities. A few miles from the Woodlands is Minnesota Sand Dune State Park, which has campsites, cross-country skiing, snowmobile trails, hiking and riding trails, fishing areas, hunting opportunities, and mushroom and fruit picking. Within a 15 mile radius of the Woodlands you can find over 15 good Minnesota fishing lakes, and just as many golf courses and riding stables! There are numerous entertainment options near the Woodlands. Just ten minutes away in Elk River you will find a ten-screen movie theater. There are also two amateur production theaters; one is in Elk River, and the other is in Princeton. You can't forget about two of-the largest small-town festivals each year: West Wild Days and the Blue Grass Festival in Zimmerman. An old-fashioned 4th of July celebration with a picnic and fireworks is hold each year in Elk River, and the Rum River Festival occurs yearly in Princeton. The county fairs in Princeton and Elk River are also fun; they are part of the historical past being preserved for present day enjoyment. There are numerous activities in this area from which to choose! The area offers a variety of places to service your taste in food, as well, and most are very affordable in price. Local chain restaurants such as KFC, McDonald's, Applebee's, and Perkins are just a few of your options.
